How often are property inspections conducted?

At iRental we conduct inspections quarterly. We send a letter notifying the tenant the day and time we will attend the property and look at how the tenant is looking after the property. The tenant is asked to leave notification if there are any maintenance issues that need attending. We have a good look around the property to see if we can notice any other problems the owner may need to fix plus we take photos of most rooms and gardens, we then email a detailed report with photos to the owner after each quarterly inspection.

 Do you provide me with an End of Year Statement for my income tax return?

Yes, iRental will provide an end of year statement for your accountant, with a summary of all rent collected and all accounts that we have paid on your behalf over the last 12 months.

 Can you pay my Water and Council Rates and other bills for me?

Yes. As a part or our management, we pay any account you would like taken out of the rent.  Most accounts can be paid on your behalf. One common account we pay for landlords are water rates, as we then back charge the tenant for water supply and usage where applicable.

Can I use my own tradespeople to carry out repairs at the property?

Yes. You can use your own tradespeople. We keep their detail on file. However, we always report maintenance requirements to you first to discuss the best solution. We have a number of tradespeople we regularly use and they generally give iRental a competitive rate.

Can I increase the rent during the lease period?

Yes it can be increased, but only once every 12 months by mutual agreement. It is expected that each year the rent for your property will go up with inflation. We put a note in all of our leases and explain to tenants to expect an increase annually when we sign your tenant up.

How will I know what my property will rent for?

To get the most accurate rental amount for your property, iRental utilise a database to analyse the rental history in your area. We can show you all the properties recently rented in your area & can include internal photos of these properties. This will give you a good comparison of similar features, house size and land size and the price they have been rented for.

How long will it take to find a tenant for my property?

The average advertising time of a property is about 4-6 weeks. In our experience properties that are well presented, advertised on realestate.com.au and priced correctly will stand out and rent faster. It is important to take the time to present your property neat, clean and tidy plus keep maintenance items up to date. This will help make the property easier to rent.

How will you find me a tenant?

Your property will be advertised on realestate.com.au as well as the iRental website for prospective tenants to view.  iRental will conduct rental opens one to two times a week, at 15 minutes each.At the opens the tenants will receive an Application Form which they are required to complete and return with the appropriate identification and requirements for iRental to conduct reference checks and collect rental history.

How do you qualify tenants?

For a tenant to qualify there are two main objectives –

  • Can the tenant pay the rent amount, at a consistent rate?
  • Is the tenant equipped to maintain the property to its current condition?

Therefore we will call work references, and their previous tenancy agent to source relevant information about them as a tenant. We will also run their details through a national data base to ensure they have not been late with rent or caused any damage to a property previously.

What is the average length of tenancy?

The average length is 12 months depending on the circumstances of the tenant and landlord.

What happens if my tenant doesn’t pay rent?

Rent arrears are a priority of ours and are monitored on a daily basis.

If your tenant is late in making any payments, iRental contacts them via text message to advise them that they are late and need to pay within 7 days. Failing this iRental will post a copy of the rent owing. Following this we will call your tenant directly to discuss payment.

How can I guarantee that my property will be well looked after?

Each tenants’ application goes through a careful and thorough screening process and all expectations are clearly stated at the beginning.  iRental prepares ingoing reports, outgoing reports, quarterly inspections, all with photographs to help prevent any problems occurring. All repairs are communicated to you and completed with efficiency to keep the property in its current and best possible condition.

Do I need Landlord’s Insurance?

We recommend that you do have insurance for the property. It will protect you from any malicious damage to the property, as well as in the event of rent not being paid (above and beyond the Bond).

How do I change my managing agent?

Contact us and we will do the rest for you. iRental will contact your current agent and inform them of your decision and they will supply us with the property details, keys and all paperwork required (keeping in mind that you should to be close to the end of your current Management Agreement plus your current agent will possibly require 60 days notice).

What if I want to sell my property?

The tenants require 14 days notice that the property will For Sale. We recommend that the property be vacated and professionally cleaned before selling. However, once it is on the market we can inform the tenants of open times and for the property to be presented for an inspection. We can also assist you in selling your property.
